Below is my understanding of the software:

 

Pros

Cash flows can be developed to high accuracy beyond Excel, when changes in lease rates and structures are present upon lease expirations. 

The industry standard platform for brokers of large multi-tenant properties.

 

Cons

Argus is expensive. Usually requires annual fee.

Argus requires extensive learning.

Common inputs are not intuitive or efficient.

Calculates slowly, doesn't calculate automatically.

Exporting to Excel usually necessary for final analysis.

Poor presentations of cash flows.

Cumbersome sensitivity analysis.

No stepped valuation - from simple to complex.

• Have to print many, many worksheets and tricky-print other windows to easily see sensitivity variable inputs.

• Inputting lease details is inefficient.

• Can't see how the model calculates.

• Difficult to error check.

No presentation or adjustment worksheets to visualize rents on different basis for comparison purposes (i.e. NNN, Modified Net, or Full Service rent basis').

• Inflexibility sometimes requires creative inputs to model unprogrammed inputs/methods.

• Does not calculate average rent or weighted average rent.
